Roofing is a major consideration in a first floor additions design.

A new roof should meld with the existing roof line. Even if it's abutment to an exterior wall of the old portion, there should be symmetry in the roof line.

The best choice of roof designs are shed, hip and gable.

Depending on your existing roof, you can select one of these three or any other type, subject to it matching
the existing roof.

The pitch of the roof should match.

Ensure that the roof shingles match the old shingles. If the new roof directly attaches to the old, to prevent
a visible shingle seam, it is best to shingle the entire roof.

Flooring:

The cheapest option is carpeting for the additional area.

Wooden and ceramic tile floors would look better and are easy to maintain, but the costs are so much
more. So, if it is within your budget, go for the latter It adds so much more value to your home.

Heating And Cooling:

Careful attention has to be paid to heating and cooling. The original heating and cooling system may not
be able to work efficiently with the additional space.

An upgrade in the capacity of the heating and cooling system may be needed. If that is not possible, then
adding a separate heating and cooling system might be the go, with your new space.

Electrical Considerations:

There may not be sufficient capacity in your old electrical panel. So, you may have to add anywhere up to
three new circuits to your old panel. To do this, either add a larger main circuit panel, or you can install a
sub-panel.
