Why Are Structural Certification Certificates So Important When You Finishing Off Your Home For Final Approval.

There will be thousands of construction works taking place around the country at any given time.

Since taking 'short cuts' is a part of human nature, the building authorities have put in place a system of checks and balances to prevent this.

Construction activity is monitored by government inspectors or licensed building surveyors.

This will ensure that the construction has been carried out as per the approved plan and meets the quality
and safety standards as set out in the building code.

The Types Of Verifications Which Are Required By The Certifying Authority Include:

* Technical reports concerning structural, hydraulic, geo-technical, drainage etc.

* Fire safety reports.

* Wildfire assessment.

* Plumbing work.

* Electrical work.

* Waterproofing of wet areas.

* Installation of termite control/pest control measures.

* Survey plans of the site.

Since verification documents are important and mandatory documents, care should be taken to see that all documents which are received or given with respect to the certification process, have the following details.

This will prevent any dispute as to which documents were used for the process.

The Following Details Are The Minimum Acceptable, And More Details Can Be Provided If It Is Necessary For A Structural Certification Certificate.

MINIMUM DETAILS REQUIRED ON VERIFICATION DOCUMENTS:

Identification - Details Of Property And Signatory:

* All professional details of the Signatory of the Certificate must be given.

He should mention his qualification, registration number etc.

Contact information such as company name, address, phone number, license, professional membership details etc.

* Date of validity of the certificate should be clearly recorded on the certificate.

Scope of Verification of the Certificate:

* Full and complete details of the part of the building covered by the certificate that is issued.

* A detailed and complete description of the work/service which has been covered by the certificate.

Technical References Used:

* Specific reference should be made to the relevant clause of the Building Code and/or any other Standard
under which the certificate is issued.

The year of adoption of the clause, under which the work has been carried out, must be mentioned.

* Reference should be made to any other clause or standard specification which is required by the manufacturer of any product/material installed in the building.

The idea of incorporating these details in the certificate is to ensure that all parties concerned, have no misunderstanding whatsoever as to the nature and scope of the certificate, as well as the contents
certified therein.

This will avoid any disputes in interpretation of the certificate.

CERTIFICATE OF CONSTRUCTION COMPLIANCE:

A certificate of construction compliance certifies that there is no obvious departure from the original building approval and that it is safe for occupation.

Before A Building Engineer Is The One That Issues A Certificate For A Structural Certification Compliance On A Home!!!

Evidentiary documentation regarding carrying out mandatory inspections, which are required by the
certificate of design compliance and the Building Permit, have to be submitted.

This documentation is the same as that which was submitted to the Permit Authority at the Notice of Completion Stage.

The building surveyor will issue the certificate of construction compliance

Subject To The Following Things:

* Is there a valid building permit.

* The construction is complete and the local authority has been informed within 7 days.

* Are all mandatory inspections as per the Certificate of Design Compliance have been carried out.

* Appropriate documentation should be provided to the Surveyor and Permit Authority.

* The building has been completed as per the plan and specification detailed in the certificate of design compliance.

MANDATORY INSPECTIONS TO BE CARRIED OUT:

There are mandatory inspections which have to be carried out and certified by an authorized person.

The List Covers The Following Inspections:

* Earth works - cut and/or fill.

* Earth works - drainage.

* Earth works - retaining walls.

* Concrete works - footings.

* Concrete works - slab on ground.

* Concrete works - reinforced concrete.

* Framing - balconies, floors, roofs, walls plus any other structural framing.

* Masonry - wherever used.

* Fire and sound separation - floors, roofs, walls, columns, beams and services.

* Final - wet areas, sanitary compartments, disability access, light, ventilation etc.

The building codes are very strict and have been framed to ensure that all buildings meet a certain set of criteria.

All paperwork has to be done meticulously.

Mandatory inspections must be carried out as per the building code and the relevant documents have to be submitted to the surveyors as requested.

This will ensure that strict standards are maintained during construction and the building, when completed,
will be fit and safe to be occupied.
